| The Seller and Single Agency
The cornerstone of our single agency professional practice is real estate counseling. The art and skill of asking questions, to offer opinions and alternatives, to help the client establish goals and objectives in the acquisition and/or disposition of real estate and other investment instruments. To recast a client's position for their benefit. As a seller, you will find the traditional methods of listing and marketing real estate that are practiced across the country. Large national chains and local multi branch franchises want you to believe that big is better. The unfortunate fact is that some investors and most residential consumers of real estate services are not aware of who the real estate broker represents. The widespread practice of Dual Agency (a buyer, a seller, and one agent) has prompted legislatures in over 40 states to pass disclosure laws requiring the broker to inform the buyer at the first meeting who he represents, and to whom he owes his fuduciary responsibility. The listing broker is the agent of the seller and any other broker (co-broker) who becomes involved in the transaction also represents the seller. The law of agency dictates that every seller as a principal is responsible for the acts of his sub agents. We view Multiple Listing Service as an excellent system of communicating with other brokers. As an information system both buyers and sellers can benefit by using this data and working together. WE ARE COMMITTED TO COOPERATING ON A SINGLE AGENCY BASIS WITH OTHER PROFESSIONALS WHO WILL HELP US CLOSE A TRANSACTION FOR OUR CLIENT AND ACHIEVE THEIR GOALS AND OBJECTIVES WITHOUT THE LIABILITY OF SUBAGENCY. Multiple Listing Service is just one of the tools available to today's real estate professional. As a sellers representative we participate in several national databases. We hold memberships in many major national organizations and network with other professionals across the country. We are active in the expanded local and regional marketplace and use every effort to determine the most effective way to resolve client issues. We invite you, under no obligation, to meet with us for an initial
consultation to determine if we can both benefit by working together.
